This policy explains how A-1 Title Services (Courtesy Title Services Inc.) handles refunds of fees for title, escrow, and closing services in Florida. Money held in escrow is not our fee; it belongs to the parties and is disbursed under the contract and the escrow instructions.
Quotes, consultations, website inquiries, and webinars are free. There is nothing to pay and nothing to refund.
Every fee we charge appears on your quote, Closing Disclosure, or settlement statement before closing. We do not add undisclosed charges. Florida sets title insurance premiums by statute, so the premium is the same at every Florida title agency.
Title insurance premiums are collected at closing. If your transaction does not close, no premium is charged. Once a policy has been issued, any premium refund is governed by the title insurance underwriter and Florida law.
If a transaction is cancelled before closing, we may charge only for work already performed, such as title search, examination, or lien search fees, and only where those charges were disclosed to you in advance. Any amount you paid above those charges is refunded.
If you overpay, or funds remain after all disbursements, we refund the balance to the party entitled to it promptly after the file is reconciled. Refunds are sent by check or by wire. We confirm wire details with you by phone before sending any refund by wire.
Earnest money held in escrow is released only according to the purchase contract, joint written instructions from the buyer and seller, or a court order. We cannot release a disputed deposit to one party on request.
Contact us with your name, property address, and file number if you have one. We will review the file and explain any amount due and when it will be sent.
